Your subs have 90 days to file — but most don't track it. When the deadline passes and a payment dispute hits, there's no lien to back you up. SubPaperz keeps every sub's compliance docs in order from day one.

What Idaho Law Requires
90 days to file a lien — no extensions
Under Idaho Code §45-507, a claimant must file their lien within 90 days of the last day they furnished labor or materials. Once that window closes, there's no recovery. GCs who track sub documentation protect the whole payment chain.
No statutory waiver form, but waivers matter
Idaho doesn't require a specific lien waiver format, but collecting conditional and unconditional waivers for every payment is standard practice. A properly executed waiver protects the GC from downstream lien exposure after the sub is paid.
COI requirements protect you on every job
Idaho doesn't set a statewide insurance minimum by statute, but every GC enforces COI requirements contractually. An expired certificate on an active job site puts you on the hook for your sub's liability.
W-9s before the first check
Federal law requires a W-9 from any sub you pay $600 or more in a year. Idaho construction moves fast — SubPaperz collects W-9s digitally so you're never scrambling at tax time.
We're not lawyers — this is general information, not legal advice. Talk to an Idaho construction attorney for guidance specific to your situation.
Every Idaho GC has been here. It doesn't have to keep happening.
In Idaho, the clock runs from the last day of work. By the time a dispute surfaces, your sub's lien rights may already be gone. Documentation from day one is the only protection.
In Idaho, that liability can land on you. One incident without a valid COI can cost more than every job you've done this year.
Your subs are on job sites all day. Hunting down paperwork after hours shouldn't be part of your business model.
